The purpose of these Terms and Conditions is to define the terms of access and use of the ÂMA CONCIERGERIE website, dedicated to the presentation of property management and seasonal rental services.
2.1 – OBJECT
These conditions define the terms of collaboration between ÂMA CONCIERGERIE and the owners of properties who entrust the partial or total management of their property.
2.2 - SERVICES OFFERED
ÂMA CONCIERGERIE propose to the owners :
Booking Management
Renters welcoming / departure
Linen furniture (if applicable)
Cleanings between the stays
Communication with the travelers
Technical and urgency Assistance
Property enhancement (photos, descriptions, price optimization)
Advice on and/or management of interior design projects
Additional services for tenants, managed by ÂMA on behalf of the landlord :
Book activities (walks, wellness, gastronomy...)
Contacts with local partners (chefs, craftsmen, etc.)
Personalized on-site services (meal delivery, baskets, etc.)
→ These “extra” services can be ordered via the COZY UP platform or directly from the concierge.
2.3 – TARIFS & FACTURATION
A commission is applied to each reservation, according to the terms of the contract signed between ÂMA and the owner.
ÂMA CONCIERGERIE reserves the right to adjust prices within a ±20% margin, depending on seasonality, local events and demand.

2.4 – OWNER'S OBLIGATIONS
The owner is engaged to :
Providing a property that complies with rules of use, hygiene, safety and tax regulations
Declare the rental in accordance with local regulations (taxes, insurance...)
Inform ÂMA CONCIERGERIE of any changes affecting the rental.
2.5 – RESPONSABILITIES
ÂMA CONCIERGERIE acts as a service provider and intermediary. ÂMA CONCIERGERIE is not responsible for damage caused by tenants (unless a specific guarantee service has been contracted), nor for disputes arising from co-ownership.
2.6 – DISTRIBUTION ON PARTNER PLATFORMS
As part of its services, ÂMA CONCIERGERIE may publish ads for entrusted properties on third-party rental platforms (Airbnb, Booking.com, Abritel, Casa Lino, etc.), using a concierge profile or on behalf of the owner, depending on the agreements.
The conditions of distribution, pricing and management of bookings on these platforms are governed by the management mandate signed
between the owner & ÂMA CONCIERGERIE.
ÂMA manages calendar synchronization, passenger communication and logistical coordination for each platform.
3.1 – BOOKINGS
Reservations become definitive once payment has been received. A confirmation e-mail summarizes the details
of your stay. Additional services can be offered via the platform COZY UP.
3.2 – PRICE OF OVERNIGHT STAYS
The indicated tarifs inclued :
Price per night
Cleaning costs
Eventually, service charges
Prices may vary according to the season, within ±20% of the base rate. The price displayed at the time of booking is binding.
3.3 – CANCELLATION POLICY
Between 7 and 14 days: 50% reimbursed
Less than 7 days : No reimbursed
Conditions may vary depending on the accommodation. They are specified in each reservation form.
3.4 – GUARANTEE DEPOSIT
Some accommodations may require a security deposit, which is blocked (not debited) prior to arrival and released within 7 days of departure, unless damage is noted.
3.5 – INTERNAL REGULATIONS
Each tenant is engaged to :
Respect the maximum capacity of the accommodation
No unauthorized parties or events (see conditions for each property)
Respect the quiet of the neighborhood and the rules of the dwelling
Failure to comply may result in partial or total forfeiture of the deposit.
ÂMA CONCIERGERIE propose, via the plateform COZY UP, a selection of exclusive services to enhance your stay, such as
booking local activities, in-home chefs, customized experiences...
These services are at the expense of the lessee, according to the rates indicated at the time of the order via the online property at COZY UP.
The data collected (name, e-mail, address, etc.) is used solely to process reservations and requests.
ÂMA CONCIERGERIE undertakes to comply with RGPD regulations.

These GCU/CGV are governed by French law.
Any dispute must first be settled out of court.
Failing this, the courts within the jurisdiction of the company's registered office shall have jurisdiction.
